Gregg H. Thompson, CCIM

President, Ratcliff Development, LLC

Gregg Thompson leads Ratcliff Development, the commercial real estate development arm of Ratcliff Companies — a Louisiana-based firm founded in 1927 and now in its third generation. With more than two decades of experience in commercial real estate acquisition, development, and investment, Gregg directs project strategy, capital structuring, site selection, and underwriting across the firm’s industrial and business-park portfolio.

Gregg holds the CCIM (Certified Commercial Investment Member) designation and was the first professional in Louisiana to earn the CCIM Institute’s Accredited Development Specialist designation, completing the Development Track in 2017 with a concentration on financing, development, and land packaging. He is also a licensed Louisiana real estate broker and personally assembled the Ratcliff Development team — three of whose members hold the CCIM designation.

Under Gregg’s leadership, Ratcliff Development has expanded the firm’s reach beyond Louisiana into Texas, Minnesota, and New Mexico, with industrial projects including Calcasieu Industrial Park in Sulphur, LA; Gateway Ten Business Park near the Port of Houston; and the 61 North Logistics Center in Baton Rouge. He serves as Co-Sponsor of Magnolia Ridge Logistics Park alongside JRE Capital

Trey Williams, CCIM

Managing Partner, JRE Capital

A Monroe, Louisiana native, Trey Williams began his commercial real estate career as an appraiser with Cook, Moore & Associates before spending 15 years as a commercial agent with NAI/Latter & Blum. He holds a Business Administration degree from Louisiana Tech (2004) and an MBA from LSU with a concentration in Real Estate Finance.

In 2020, Trey partnered with Donnie Jarreau to launch JRE Capital, which has since raised nearly $50 million in equity from primarily local investors — fueling more than $150 million in real estate acquisitions to date. As Managing Partner of JRE Companies, Trey oversees the firm’s various entities with a focus on operational efficiency, disciplined due diligence, and consistent returns to investment partners. JRE Capital’s track record spans more than 3 million square feet of owned, developed, and managed real estate across the Southeastern U.S.

Trey holds the CCIM designation and was named to Business Report’s “40 Under 40” in 2016. He is a 2016 graduate of the Baton Rouge Area Chamber Leadership Program and a 2017 graduate of CABL’s Leadership Louisiana. He serves as Co-Sponsor of Magnolia Ridge Logistics Park alongside Ratcliff Development.

Joseph S. Guercio IV

Market Director, Ratcliff Development, LLC

As Market Director for Ratcliff Development, Joseph Guercio leads market research, site selection, and strategic positioning across the Gulf South. He holds an MBA in Finance and has supported more than $150 million in multifamily and mixed-use development, bringing a strong analytical and operational perspective to every project. His background includes navigating complex capital structures while assisting with design, permitting, and preconstruction activities to move developments efficiently from concept to completion.

Joe Toma, CCIM

Senior Project Manager, Ratcliff Development, LLC

Joe Toma serves as Senior Project Manager for Ratcliff Development, bringing extensive experience in commercial real estate development, project management, and investment transactions. His expertise spans the acquisition, development, leasing, and disposition of commercial properties, with a focus on delivering successful projects from initial planning through completion. Joe leads site entitlement efforts, coordinates with local and state agencies to secure approvals and permits, and oversees the preparation and review of lease agreements, contracts, and project documentation. He works closely with architects, engineers, consultants, contractors, and public officials to ensure projects are executed efficiently, remain compliant with regulatory requirements, and meet the strategic objectives of clients and stakeholders. Known for his attention to detail and proactive problem-solving, Joe ensures that all design, engineering, and contractual documents are thoroughly coordinated and aligned with project goals. His leadership helps minimize risk, protect client interests, and create long-term value through thoughtful development and execution. Joe holds the Certified Commercial Investment Member (CCIM) designation, one of the commercial real estate industry’s most respected credentials.

Hunter Tarver

Construction Project Manager, Ratcliff Development, LLC

As Construction Project Manager at Ratcliff Development, Hunter Tarver oversees construction operations from early planning through project delivery. He has a background managing multimillion-dollar projects, coordinating with architects and engineers, and ensuring full compliance with Louisiana bid law and industry standards. His experience supervising project teams, developing scopes of work, generating cost estimates, and managing pay applications keeps developments on schedule, within budget, and aligned with ownership expectations. Hunter works closely with subcontractors, suppliers, and regulatory authorities to ensure each phase of construction is executed safely, efficiently, and to specification.
